Holiday House in Nikiforos Fokas with Private Parking and Mountain Views

This exclusive holiday villa is located in a beautiful natural setting comprising of an oak trees forest, olive trees and vineyards. It is literally a hidden gem enjoying the beauty and tranquility of a uniquely green landscape in a distance of only five kilometres from the heart of Rethymnon town and the beach. Guests can enjoy relaxing holidays in a quiet area with no noise from cars or neighbouring houses and with panoramic sea and mountain views.Newly built (2014) superior quality holiday villa, fully fenced offering complete privacy, with sea views from the private swimming pool and separate children's pool - Minutes away (5km) from the town of Rethymno and the beach

The villa is spread across two floors and can accommodate up to nine persons in four bedrooms (eight adults plus one child).

Entering the villa on the ground floor there is a spacious open plan area consisting of the living room with fireplace and home cinema with a 43” HDTV, the indoor dining area and a modular fully equipped kitchen of top quality fixtures and appliances, gas hob, ceramic tiled walls and entirely granite counter and sinks. The living room area has direct access to the main veranda, the pool area and the garden.There are two bedrooms with private balconies on the ground floor, one with a king bed and the other one with a semi-double bed. On the same floor there is also a laundry room with a washing machine with spin semi-drying and a bathroom with a bath tub, shower device, wash basin and a toilet.

A marble staircase leads to the first floor where you can find a hall with a small kitchenette and a sitting area with a sofa bed for a child, which can be used as a playroom for children since it is equipped with a 40” HDTV, video and board games. Two more bedrooms with king beds and private balconies plus another bathroom with a bath tub are located on this floor. There also is a very large furnished veranda with a treadmill where you can workout with the views of the sea.

The villa is designed to provide maximum comfort in both summer and winter temperatures together with high levels of energy efficiency. This is due to the optimised orientation and massing of the building, the sizing and placing of the building’s openings, the high-resistant thermal insulation of all surfaces (including windows) and the top quality external blocking elements (doors and shutters). There is full Wifi coverage plus high-speed structured wiring network for Internet and Cable TV, covering all areas/rooms. The villa has a central heating system of combined oil furnace with energy efficient wood burning fireplace.

The landscaped outdoor area of 1,600 square meters is entirely gated and has a variety of facilities and spots for relaxing, including the unique aromatic herbs garden and spacious terraces with flower beds and trees.

More specifically the outdoor facilities include:
- 35 sqm swimming pool (can be illuminated at night) with 6 sun-beds and a separated smaller pool specially designed for young children.
- Fully equipped charcoal barbecue area with a sink.
- An outdoor dining table in a superb shaded veranda next to the kitchen with views to the pool and the surrounding landscape.
- A variety of furnished spots (with sun beds, outdoor sofas and armchairs) for relaxing in the balconies, the veranda and the gardens around the villa.

The villa is equipped with intercom with a camera to the main gate and adjustable indoor lighting switches and recessed/accent lighting. The owner and his family are known for their hospitality and will be on hand for advice and information.

The villa is set between two beautiful villages (Gallos and Atsipopoulo) where you can go by foot and find supermarkets, restaurants and a variety of other amenities.

    “Positiv: Ein sehr schönes Haus, mit tollem Blick.
    Man hatte bei Ankunft sogar eine kleine Erstversorgung im Kühlschrank, sodass man nicht direkt einkaufen gehen müsste und den ersten morgen versorgt ist. Jeden Morgen kam ein Pool Boy der sehr freundlich war.

    “Das Haus ist wunderschön gelegen und voll ausgestatet. George kümmert sich liebvoll um seine Gäste und ist jederzeit um das Wohl der Gäste bemüht.

    Der Pool wird täglich gereinigt. Auch ideal für zwei Familien, da die Schlafzimmer auf zwei Stockwerke verteilt sind.”
