Holiday House in Cvitani with Private Pool and Panoramic Views

This stylish holiday villa enjoys a quiet location in the small village of Fabci, nestled in Istria region, an ideal place for a relaxing holiday far away from the tourist crowds. The fully enclosed villa has only been built recently in 2012 and is tastefully furnished with all the modern comforts, both inside and out for a truly luxurious holiday.Newly built fully enclosed luxury villa with a private illuminated swimming pool, outdoor shower, indoor whirpool, large covered terrace with stone grill, dining- and children’s play area and indoor sauna



Set on a fully fenced plot of land of 1800 m² surrounded by vineyards, the fully air conditioned (hot/cold) villa features 290 m² of living space and is equipped to comfortably accommodate up to ten persons. It is spread over two floors and boasts five double bedrooms, six bathrooms and one guest toilet, a living-/dining area, top modern kitchen and an indoor sauna and whirpool. The ground floor hosts the generous living-/dining area, a separate kitchen and two of the five bedrooms. The living area is equipped with a modern open fireplace with glass screens, large stylish leather sofa with matching leather armchairs, flat screen satellite television with USB port, radio, CD player and even a Nintendo Wii game console. A glass dining table with ten chairs is placed next to the fully equipped kitchen, complete with ceran cooktop, stylish stainless steel extractor hood, oven, dishwasher, fridge, freezer, microwave, electric kettle, coffee machine and toaster. One of the two bedrooms on the ground floor is equipped with a 160cm x 200cm double bed and the other has two 90cm x 200cm single beds which can be pushed together to make a double bed. All of the villa’s bedrooms have their own bathroom, each equipped with a generous walk-in shower, wash basins with large walled mirrors and toilet. A wide stone staircase leads to the upper floor where you will find the remaining three double bedrooms, all equipped with a 160cm x 200cm double bed and, of course, with their own private bathroom. One of the upstairs bedrooms has access to a small balcony and one leads directly onto a large chill out hammock balcony overlooking the pool area and offering panoramic views over the surrounding hilly countryside.



Large glass sliding doors lead from the living room directly into the fenced garden area with the 51 m² private swimming pool. The pool is surrounded by ten comfortable modern sun loungers and sun shades. The outdoor shower is a real highlight, you can take a shower as comfortable as in your bathroom with your feet still inside the pool. There is a billiard table and table tennis next to the pool offering fun and entertainment for adults and children will appreciate small goal posts in the large lawn area. Adjacent to the main villa is a covered barbecue area with a traditional stone grill, a table and large covered wicker chairs. Next to the barbecue area is a large outdoor dining area complete with wooden dining table and ten matching chairs. A sailcloth shades the outdoor dining area from the sun while the draperies frame the dining table and drift romantically in the breeze, and at night you can keep the curtains withdrawn to enjoy your dinner under the starlit skies. Next to the pool area you will also find a stone hut with an outdoor kitchen. Enjoy a late night swim in the illuminated swimming pool and warm up in the indoor sauna afterwards. Private parking for five cars is available on the enclosed premises. A bed for a baby can be made available and you are welcome to bring pets. Internet access via WLAN is available free of charge.



The landlord provides bicycles for all guests during your stay for you to explore and enjoy the Istrian countryside. You will find plenty of hiking and cycling tracks within the immediate vicinity of your villa. The nearest beach is approximately 15km away and the town of Poreč is only a fifteen minute car drive away. The nearest town is Baderna where you will find shops and restaurants. Upon request and for an extra charge, the landlord offers guests to order a food basket to be inside the villa upon arrival, to provide for the first few days of your holiday.
